In particular, we focus on construction, rent commencement and other business points which translate directly to the bottom line. We capitalize on our extensive experience representing contractors, project managers, owners and tenants in construction and work letters to add value for our clients.

We have structured, drafted and negotiated hundreds of anchor tenant leases, in-line leases, subleases, master leases, outparcel leases, work letters, SNDA’s, ground lessor recognition agreements, landlord lien waiver/collateral assignments, franchisor recognition agreements and other agreements incident to the retail leasing process. We have negotiated guaranties of all types, including unlimited guaranties and good guy, rolling and other limited guaranties, and letters of credit and other credit enhancement techniques. We have handled long-term unsubordinated ground leases representing both the lessee/operator and the fee owner/lessor. We have structured lease termination/buy out agreements with and without option provisions from both the landlord and tenant perspective.
